The four usual causes
- A bathroom fan venting into the attic instead of through the roof or wall. One shower a day is a steady supply of warm wet air aimed at cold wood. This is the single most common cause, and it is often found under a foot of blown insulation where nobody has looked.
- Blocked soffit vents. Insulation pushed into the eaves stops the intake air that the ridge vent depends on, so the attic stops exchanging air in winter.
- Missing or thin insulation. Warm house air reaching a cold roof deck condenses on the underside of the sheathing.
- Roof leaks. Less common than people assume, and distinguishable because the staining follows a path rather than spreading evenly across a slope.
Winter is when this happens. Warm moist indoor air rises into a cold attic, condenses on the coldest surface, and the sheathing stays damp long enough for growth. In an Adams County winter, with average highs around 40 F and about 22 inches of snow across a season, the roof deck stays cold for months at a time.

What removal involves
- Fix the air first. Reroute the bath fan to the outside, clear the soffits, add baffles, correct the insulation. Cleaning sheathing without this guarantees a repeat.
- Contain and protect. Attic work drops debris through ceiling penetrations if the space is not sealed off.
- Treat the sheathing. Plywood and OSB are usually cleaned in place rather than replaced, unless the wood has lost structural integrity.
- Replace contaminated insulation where it has held moisture.
- Verify with a moisture meter and re-check the following season.
Staining that remains after cleaning is common and is not by itself a failure. Wood discoloration can persist once growth is dead and removed, which is why the verification that matters is moisture content and ventilation performance, not appearance.

The ventilation repair is often the cheaper half and the half that decides whether you do this once or twice. Rerouting a bath fan is a modest job compared with cleaning an attic, and skipping it is why some houses get remediated more than once.
Why the north slope goes first
Attic growth is rarely even. It concentrates on the roof sheathing that stays coldest longest, which in this climate is the north-facing slope, and it fades toward the ridge where air moves. If staining follows that pattern, the cause is almost certainly condensation rather than a leak. If it runs in a line or a cone down from a single point, look up: that is water entering from above, and it is a roofing repair before it is a remediation job.
Finding the bath fan problem
The most common cause in this housing is a bathroom exhaust fan that terminates inside the attic instead of outside. Sometimes the duct was never connected. Sometimes it was connected to a roof vent that later came loose, and the duct now points at the sheathing. Because blown insulation covers the duct run, this is easy to miss from the hatch and easy to confirm once someone actually crawls the space. The correction, rerouting the duct through the roof or wall with a proper termination, is modest work compared with cleaning an attic twice.
Ventilation is a system, not a vent
A ridge vent only works if air can get in at the eaves. Insulation pushed into the soffits blocks that intake, and the ridge then pulls air from inside the house instead, which drags humidity up into the attic. Baffles at each rafter bay keep the path open. Checking this properly means looking from inside at the eave line, not counting vents from the driveway.
What a written scope should say
Separate the ventilation correction from the cleaning. A scope worth signing states where each exhaust fan will terminate after the work, whether baffles are being installed and how many, what insulation is being removed or replaced and at what depth, how the sheathing is being treated, and what moisture reading will be used to call it done. Ask directly whether staining is expected to remain, because on cleaned sheathing it often does, and a company that promises spotless wood is promising something it cannot control.
